PROJECT OVERVIEW
Artium successfully delivered a 22,000 sq ft mixed-use scheme on the outskirts of York, comprising 10,000 sq ft of industrial space and 12,000 sq ft of commercial offices. Utilising a combination of new-build construction and high-end refurbishment, Artium created a modern, fit-for-purpose commercial hub while maintaining strict value engineering from initial planning through to final delivery. The project was executed under a single contract over a 54-week programme, with a sectional completion strategy ensuring a seamless and efficient handover of different zones.

The main office building was constructed using piled foundations, a steel frame, and composite floor slabs. Externally, a mix of masonry and rainscreen cladding was used, complemented by large areas of glazing and curtain walling to create a clean, contemporary finish. The project also included a significant Section 278 scheme to reconnect the existing industrial park, requiring careful coordination with the main works.
Fire safety was a key focus throughout; a non-combustible cladding system was installed, incorporating fire barriers and full passive fire certification, all supported by thorough inspections and clear, consistent reporting by the team.
